Planning your construction project

Somewhere during one's tenure as a property owner, one may decide to renovate or build onto the existing.

2. The difference between "The Wants" and "The Needs"
3. The Construction Plans

KEEPING YOUR CONSTRUCTION PROJECTS LEGAL

As with many things in life, laws govern construction.
While one may very well ask, why should there be rules for me should I wish to build? After all it is my house!
Laws are there to protect you as property owner from but two of many possible scenarios.

FINANCIAL PLANNING TO YOUR PROJECT

Therefore, you want to build.

How do you intend financing your project? Will it be out of own funds (money in a savings account or
in your access bond) or by means of a 2nd bond over your property.

SUCCESSFUL CONSTRUCTION PROJECTS WITHIN BUDGETS

When one plans a construction project quite often budget is not really taking into consideration.

Whilst one would have a list of expectations, quite often the expectations are not doable on the budget side.

Today budget and the cost of things is ever increasingly a factor to which clients work.

Appointing a building contractor

Building a new home, renovating an existing house, or doing home improvements to properties, involves considerable planning and has large financial implications to all involved. It is therefore extremely important to appoint a contractor who has the neccesary background, expertise and a good track record.

When looking for a contractor you may want to consider the following suggestions:

1. Do not accept the lowest tender just because of the price!
- Ask at least three (3) contractors to quote on the work you want done.

Choosing the right builder

Many of those who have bought residential stands in the past two years are now ready to start creating their "dream" homes – but first they have to choose the right builder.

"This is the single most important step in the home-building process," says Jo Pelser, MD of leading residential developer. "A great design, a stunning view, and superb finishing materials cannot compensate for shaky foundations, a skew wall or a leaky roof."

Building a boundary wall

When planning on building a boundary wall, what things should be taken into consideration?

1.    Municipal approved plans are needed to build any permanent structure on a property.
2.    Boundary walls must be build as per the design rules in the National Building Regulations and a copy of this can be obtained from any registered architect to inform you about these design rules.
