Depending on the heritage guidelines of a specific municipality, properties older than 50 or 60 years would fall into the ambient of the Heritage Laws. You would not be able to just go in and alter, change, add on or even demolish the particular property.
Resulting in what you would deem a “bargain” could become your worst nightmare.

Property costs a lot of money. A nominal fee of 0.5% (say the property is R 1 million - our fee would be R 5,000.00) of the total purchase price and get a proper structural and detailed doable report is entirely worth the money!
